The effort that you put into preparing your home can result in quick sale at an attractive price. Here are a few tips on how to prepare your home through the eyes of a buyer.

Print this handy checklist and get started.

  • Touch up or paint the front of your home – this can do more for curb appeal than any other factor.
  • Keep the lawn green, mowed and edged. Plant colorful flowers in front of the house.
  • Remove oil stains from the driveway.
  • Remove all garbage, toys and equipment from the front yard.
  • Paint the front door and get a new door mat. Make sure it is swept and there are no cob webs. Make sure the doorbell and the porch light are in working order.
  • Place fresh flowers in the kitchen. Don’t leave dirty dishes in the sink.
  • Create a pleasant fragrance throughout the house like vanilla or cinnamon. (but don't go overboard)
  • Install a new shower curtain in the bathrooms. Display fresh bright towels and colorful soaps. Remove any stains from sinks and toilet bowls. Use an air freshener.
  • Fix any faucets that leak and repair any cracks in the walls.
  • Clean out the fire place and place logs in it. Light the fire if it’s fall or winter.
  • Turn on enough lights throughout the house so it is well lit for the showing. Make sure all the lights in the house are in working order including closet lights.
  • Keep toys in the children’s room. Glue down peeling wallpaper.
  • Open shades and curtains to let the light in the room.
  • Tidy all the rooms, neatness makes a room easier to view.
  • Keep garage doors closed. Keep pets outside or in one area.
  • Organize closets, pantries and the garage.
  • Polish the woodwork. Remove the clutter. Wash the windows. Make the beds.
  • Keep money and other valuables out of sight.

When a Realtor shows your home, you should leave the property when possible. They are trained to show buyers the highlights and address their concerns in a professional manner. If you can’t leave the home, remain in a area that does not interfere with the tour of your home.

If you decide to show your own home you should avoid asking the buyer too many questions. Answer their questions honestly. Stay in one room and offer to let them look around. Buyers won’t be comfortable if they feel you are standing over them.
